4-Point Home Inspections Explained

Why Florida insurers ask older homes for a 4-point inspection, what it covers, and how to pass it.

Many Florida insurers require a 4-point inspection before insuring an older home. It’s a focused look at the four systems most likely to cause a claim: roof, electrical, plumbing and HVAC.

When is a 4-point inspection required?

Requirements vary by carrier, but they are commonly requested for homes roughly 25–30 years old or older, and sometimes when buying a home or switching insurers.

The four points

  1. 1Roof — age, material, remaining life and any signs of leaks or damage.
  2. 2Electrical — panel type and condition, wiring type, and any hazards.
  3. 3Plumbing — pipe materials, water heater age and any active leaks.
  4. 4HVAC — age, condition and whether the system is working properly.

Common reasons homes fail

Some carriers decline older panel brands, certain pipe materials, roofs near the end of their life, or water heaters past a set age. Updating these systems — and keeping the permits — improves your options.

Frequently asked questions

Is a 4-point the same as a full home inspection?

No. A 4-point inspection looks only at the roof, electrical, plumbing and HVAC systems. A full home inspection for a purchase is much broader.

Can I combine it with a wind mitigation inspection?

Yes. Many inspectors perform both on the same visit, which is convenient and can save money.
