Non-renewal notices have become common in Florida. A notice isn’t a reflection on you — but it does start a clock. Here’s how to replace your coverage without a gap.
Step 1: Read the notice carefully
Note the effective date and the reason given. Common reasons include roof age, the carrier leaving an area or line of business, or claims history.
Step 2: Gather your documents
- 1Your current declarations page.
- 2A wind mitigation report (or schedule one).
- 3A 4-point inspection if your home is older.
- 4Roof permit or replacement date, and any recent updates.
Step 3: Shop with an independent agent
A captive agent can only offer one company. As an independent agency, we can compare multiple carriers at once — and if the private market isn’t an option, we can help with Citizens Property Insurance, Florida’s state-created insurer for property owners who can’t find coverage in the private market.
Step 4: Don’t let coverage lapse
If you have a mortgage, a lapse can trigger expensive lender-placed insurance. Start shopping as soon as you receive your notice.
Frequently asked questions
Will a non-renewal make it harder to get insurance?
Usually not by itself, especially if the carrier is reducing its exposure in the area. Your home’s age, roof, updates and claims history matter more.
Is Citizens my only option?
Not necessarily. Citizens is meant for property owners who can’t find comparable coverage in the private market, so we check private carriers first.
